Massachusetts has been one of the most competitive real estate markets in the country for years. Inventory is still tight, well-priced homes move fast, and buyers who aren't prepared often lose out to others who are.

The good news: there are specific things you can do to put yourself in the strongest possible position before you even start touring homes. Here's what actually works.

Get Fully Pre-Approved Before You Start

Pre-qualification and pre-approval are not the same thing. Pre-qualification is a quick estimate based on self-reported information. Pre-approval means a lender has reviewed your income, assets, and credit and is committed to lending you up to a specific amount.

In a competitive market, sellers and their agents take pre-approved buyers far more seriously. A letter from a local lender who knows the area carries even more weight. Before you tour a single property, get your financing in order.

Know What You Need vs. What You Want

Before your first showing, sit down and separate your must-haves from your nice-to-haves. How many bedrooms do you genuinely need? Is a garage a dealbreaker or a bonus? How far are you willing to commute?

Buyers who haven't done this work often hesitate when a great home appears. They spend time debating while another buyer who knew exactly what they were looking for moves forward. Clarity before you start saves you from losing homes you actually want.
