Months of supply is one of the clearest measures of market balance in real estate. The calculation is straightforward: take the number of homes currently listed for sale, and divide by the number of homes that sold in an average month. The result tells you how long it would take to sell through all existing inventory if no new homes came to market.
Think of it like a store shelf. If a grocery store has 100 units of a product and typically sells 50 per month, they have two months of supply. Real estate works the same way.
A market with six or more months of supply is generally considered a buyer's market. There is more product than demand, prices tend to soften, and buyers have room to negotiate. A market with less than three months of supply is a seller's market: inventory is tight, homes move quickly, and sellers often have the upper hand in negotiations. A balanced market, where neither side has a clear advantage, typically falls somewhere between three and six months.
Greater Boston has remained consistently below that three-month threshold, which means the market continues to favor sellers in most towns and price ranges. If you are a buyer, that context matters: moving with urgency and preparation is not optional, it is strategic.
