Home Hazards
Asbestos - Asbestos.com provides a Guide to Asbestos in The Home ... it outlines common asbestos locations, related heath concerns and how to deal with asbestos when it's found. Tips on how to hire an asbestos remover can also be found at asbestos.com.
Lead Paint - Slowly phased out in the 1960s and 1970s, lead paint was ultimately outlawed in residential use in 1978. Consequently, all homes older than 1978 are suspect; however, there are many ways to mitigate lead paint and costs can vary. In recent years, the government has eased mitigation requirements to encourage lead compliance. The below sites provide additional information about lead paint safety ... you can even search property to see if it's been tested for lead paint.
Mass.gov - Search property testing history
Massachusetts Childhood Lead Poisoning Prevention Program’s Lead Safe Homes 1.0 database
New England Lead Prevention - Information for home buyers, tenants, landlords, etc.
"How long is this going to take?" is one of the first questions every seller asks us — and it's one of the most important. The real answer isn't a single number. It's a sequence of phases, and once you understand the sequence, you can plan your life around it instead of reacting to it.
Here's the honest timeline for selling a home in Middlesex County in 2026.
This is the most important and most underestimated phase. It covers:
Deep cleaning and decluttering (1-2 weekends)
Painting, touch-ups, and targeted repairs (1-2 weeks)
Staging — light or full (2-5 days)
Professional photography and video (1 day)
Listing copy, MLS setup, marketing prep (3-5 days)
Sellers who rush this phase almost always earn less. Sellers who invest the time typically sell faster and for more.
Once your home goes live, here's what usually happens:
Day 1-3: Peak visibility on Zillow, Redfin, Realtor.com, MLS syndication. Email blasts to agents and saved-search subscribers.
First weekend: Open house. In Middlesex County mid-market, well-prepared homes often see 15-40 visitors in one weekend.
Day 3-10: Offers arrive. Most well-priced homes in the $600K-$950K range receive at least one strong offer in this window.
Day 10-21: Offer review, counter-negotiation, and acceptance.
Luxury homes, unique properties, and homes above $1.5M typically have a longer active market phase — often 30-90 days or more.
Once you've accepted an offer, the clock starts:
Days 1-10: Inspection period. Buyer runs inspections. Negotiation of repairs or credits.
Days 10-21: Purchase & Sale agreement drafted and signed. Buyer's earnest money deposit increases.
Days 21-35: Appraisal, mortgage commitment, title work.
Days 35-45: Final walk-through, closing.
Massachusetts follows a two-contract system — Offer to Purchase, then Purchase & Sale — which feels unfamiliar to out-of-state buyers. A good local agent walks both sides through it so nothing surprises anyone.
When someone asks me "How long will it take?" here's my typical answer for a mid-market single-family home in Waltham, Watertown, or Newton:
Prep: 2-4 weeks
Active market: 1-3 weeks to offer acceptance
Under contract to close: 30-45 days
Total door-to-door: 2-3 months
Luxury, unique, or higher-priced properties: add 30-90+ days to the active market phase.
Pricing. A correctly priced home sells in weeks. An aspirationally priced home sits for months and often nets less after reductions.
Condition and presentation. Turnkey homes outperform "projects" — especially since 2024.
Marketing. Professional photography, video, and first-72-hour push matter.
Seasonality. Spring (April-June) and early fall (September-October) are the strongest Greater Boston selling windows.
The buyer's financing. Cash closes in 2-3 weeks. Conventional financing adds 3-5 weeks.
The best time to start planning your sale is before you need to list. When we meet with a homeowner 3-6 months ahead of their ideal sale window, we can sequence the prep, staging, and pricing work so it all lines up — and most of our clients sell faster and for more than they expected.

It's relatively easy to get started, but knowing where and how to start is the biggest challenge. In 2023, the National Association of Realtors estimates 10,000 agents are being forced to leave the business each month!
