Lead Paint - Slowly phased out in the 1960s and 1970s, lead paint was ultimately outlawed in residential use in 1978. Consequently, all homes older than 1978 are suspect; however, there are many ways to mitigate lead paint and costs can vary. Dedham sits directly on Boston's southwestern border, roughly 10 miles from downtown, giving residents quick access to the city while enjoying the character of Norfolk County's historic county seat. Dedham is organized into several distinct sections that locals identify with strongly. Dedham Square (Upper Dedham/The Village) anchors the historic core around the National Register-listed Dedham Village Historic District on High Street. Oakdale, the most populated section, has its own square and a long history as a working-class hub. East Dedham borders Boston's Hyde Park and West Roxbury and is home to the historic Mother Brook canal corridor. Riverdale is a unique island enclave entirely surrounded by the Charles River, prized for waterfront properties and water recreation. Greenlodge occupies the southwestern reaches of town, while Endicott and Ashcroft round out the residential fabric of this compact 10.7-square-mile town.
Dedham Public Schools earned an overall B+ grade and ranked #74 among Best School Districts in Massachusetts on Niche (2026 rankings), with subcategory grades of A- for Teachers and B+ for Academics, College Prep, and Administration. Dedham High School specifically ranked #100 among Best Public High Schools in Massachusetts (Niche, 2026), carrying a B+ overall grade. The district's crown jewel on the private side is Noble and Greenough School, ranked #4 among Best Private High Schools in Massachusetts (Niche, 2027), earning an A+ overall grade with a 5:1 student-to-teacher ratio.
Dedham is served by the Massachusetts Bay Transportation Authority (MBTA). The MBTA Franklin/Foxboro Commuter Rail Line stops at two stations within town: Endicott Station (186 Grant Avenue) and Dedham Corporate Center Station (125 Allied Drive, located just off Interstate 95/Route 128). Trains from Endicott reach South Station in Boston in approximately 25 minutes. MBTA bus route 34E also serves the town along Washington Street. By car, residents have direct access to Interstate 95/Route 128 and Route 1, making connections throughout eastern Massachusetts straightforward.
Dedham offers substantial outdoor recreation anchored by the Charles River, which wraps around the Riverdale neighborhood on all sides and is accessible for paddling and trail use along the Charles River Greenway. Wilson Mountain Reservation provides hiking terrain just beyond the town's borders. Mother Brook, recognized as the first man-made canal in Colonial America, threads through the East Dedham neighborhood. The Dedham Community Forest offers wooded walking paths, and the broader Norfolk County trail network connects residents to green space across the region.
